Have a Problem Tenant That You May Need to Evict (Also Known As "Unlawful Detainer")
From time to time, we receive a call from a property owner who is struggling with a problem tenant. The specific issue may be nonpayment of rent, drugs, violence, late rent payments, destruction of the property, disturbance to the community and the list goes on.
When property owners approach us, they are usually in the research phase, learning about filing for an eviction or unlawful detainer. In some cases, an owner may not have the legal ground to evict and if they do, the task is daunting and comes with a lot of paperwork and hassle. Unfortunately, and we don't understand this, but jurisdictions make it extremely difficult on landlords. The usually takes two to three months, and sometimes more. During that time owners lose rent while continuing to pay all of the mortgage payments and utility bills, not to mention the legal fees for lawfully removing the tenant. We understand the headaches and we specialize in buying properties from landlords with problem tenants. We have an attorney on staff and have a system in place to deal with any tenant issues.
We buy properties directly from owners and if a property fits our buying criteria we can have a fair offer for consideration on the same day we receive a call. Since we are direct buyers, owners benefit from bypassing all of the hassles of a typical sale don’t have to pay any commissions or fees. On most transactions, we will even pay all of the closing costs.
We buy properties in as-is condition - owners do not need to do any cleaning or fixing. We have worked with owners in a countless number of situations (vacant, tenant occupied, structural problems, etc.) and we almost always find a win/win solution. We can close on the day of an owner’s choice and if there are other needs, we are flexible and will do what I can to help. All of our transactions take place with nationally recognized escrow and title companies to ensure a smooth transaction.
You may be thinking about selling a property, but might not be quite ready for any number of reasons. We understand. We are always available to discuss your circumstances and answer questions. We have dealt with many owners that were likely in the same or similar situations to yours and we can use our experience to help brainstorm options that you may not know exist.

"A BIG THANK YOU! For anyone reading this, we were going through our 2nd eviction in a year and a half and and were more than fed up. We were getting ready to start all of the unlawful detainer paperwork and go through the laundry list of steps required by the County, but we (luckily) stumbled on Blake Buys Homes from some google searches. We called, told them our situation, and they had an offer for us in a few days. The best part of the offer was that the tenant would stay in place, not paying rent and they would still buy it. It seemed to good to be true, but we signed the paper work and our house was sold. Couldn't be happier to be moving on."
