Have a Problem Tenant That You May Need to Evict (Also Known As "Unlawful Detainer")

From time to time, we receive a call from a property owner who is struggling with a problem tenant. The specific issue may be nonpayment of rent, drugs, violence, late rent payments, destruction of the property, disturbance to the community and the list goes on.

When property owners approach us, they are usually in the research phase, learning about filing for an eviction or unlawful detainer. In some cases, an owner may not have the legal ground to evict and if they do, the task is daunting and comes with a lot of paperwork and hassle. Unfortunately, and we don't understand this, but jurisdictions make it extremely difficult on landlords. The usually takes two to three months, and sometimes more. During that time owners lose rent while continuing to pay all of the mortgage payments and utility bills, not to mention the legal fees for lawfully removing the tenant.
